What does OG Group actually do?

OG Group is a multidisciplinary land promotion and consultancy business. We bring planning, urban design, civil engineering and public consultation together under one roof. We work for landowners, housebuilders, housing associations, local authorities and private individuals — typically taking sites from a blank field through Local Plan allocation, planning consent and onward sale.

How does land promotion with OG Group work?

Accepted Answer

If your land is suitable, we cover the entire cost of promotion — planning fees, legal fees, technical work, the lot. We promote the site through the planning system at our risk, and if planning permission is granted and the site sells, we take a percentage of the uplifted land value. You retain the use of your land throughout the process.

What kinds of sites are you looking for?

We promote sites without existing planning permission across Southern England — typically Wiltshire, North Somerset, Devon, Somerset and Gloucestershire. Schemes range from 5-dwelling village windfalls to 2,500-unit strategic sites. We are interested in edge-of-settlement, urban extension and strategic locations — anywhere with a credible planning argument.

What's the difference between OG Group, M7 Planning and Rubix Land?

OG Group is the multidisciplinary management company. M7 Planning is a long-established land promotion business (founded 2018) that OG Group manages day to day. Rubix Land is a separate land promotion business that OG Group also manages. Both promotion businesses share the OG Group team, so a landowner gets the same planners, designers and engineers either way.

How long does land promotion typically take?

Honest answer: it depends on the site and the Local Plan timetable. A small site with a clear planning case may achieve consent in 12–18 months. A strategic site progressing through Local Plan allocation typically takes 3–7 years from instruction to consent. We're transparent about timeline at the suitability-review stage so you can plan around it.

Do you only work in Southern England?

We concentrate where we know the politics, the local plans and the planning authorities — currently Wiltshire, North Somerset, Devon, Somerset and Gloucestershire. We will look at sites elsewhere in Southern England on a case-by-case basis, but we don't pretend to be a national consultancy.
